Anyone can point at a stain on a ceiling and say “that’s damp.” Working out why it’s there — and specifically why it’s there, on that building, in that spot — is a different skill entirely, and it’s the one that actually matters. A defects investigation exists because condition reports are good at telling you what is wrong, but not always why, and repairing the wrong cause is money spent making the problem worse or simply delaying its return.
Symptom versus cause
Here’s a pattern I see constantly: a homeowner has a damp patch on an internal wall. They’ve had it repainted twice, maybe had a damp-proof course injected. It comes back. Nobody has actually established why.
The stain is the symptom. The cause could be a dozen different things — a failed roof detail two storeys up feeding water down inside a cavity, a bridged damp-proof course from a flower bed built up too high against the wall, condensation from poor ventilation condensing on a cold spot, or a leaking pipe entirely unrelated to the wall’s construction. Treating the symptom (repaint, injection) without finding the cause is why the same “damp problem” gets “fixed” three times and never actually goes away.
How an investigation is structured
Start with the history, not the wall. When was the defect first noticed? What changed around that time — a new extension, a re-roof, a change in how a room is heated or used? Defects rarely appear from nowhere; something usually changed.
Trace, don’t assume. Water in particular is notorious for travelling a long way from where it enters a building to where it becomes visible. A stain on a ground-floor ceiling can originate at a roof valley twenty feet away and two storeys up, tracking along a timber before it finally shows itself. Assuming the source is directly above or behind the visible symptom is one of the most common — and expensive — mistakes made by anyone not trained to trace it properly.
Test, don’t guess. Damp meters, thermal imaging where appropriate, and physical investigation (lifting a section of render, opening a small inspection point) replace assumption with evidence. A moisture reading tells you that something is wet; understanding the pattern of readings across a wall tells you why.
Consider the building as a system. A defect is rarely isolated from the rest of the building’s construction and history. A cracked lintel might be a standalone repair, or it might be a symptom of wider movement that also explains a sticking door two rooms away. Reading defects together, rather than one at a time, is what separates a proper investigation from a checklist.
A real pattern: the “recurring” damp problem
A common case: a period property with solid stone or brick walls has had cement render applied at some point in its history — often decades ago, often by a well-meaning previous owner or builder unaware of how it would interact with the original construction. Solid walls are designed to let moisture pass through and evaporate. Cement render is much less permeable than the lime-based materials it usually replaces, so moisture gets trapped in the wall instead of released, and it finds its way out somewhere less convenient — often as the very damp patch that keeps getting redecorated over.
The visible symptom (the damp patch) and the actual cause (an incompatible repair made years before, possibly by someone who no longer owns the property) can be separated by a long time and a change of ownership. Without a proper investigation, the current owner just keeps painting over someone else’s mistake.
What comes out of a proper investigation
A defects investigation report should give you three things: what the defect actually is, why it’s happening (the mechanism, not just the observation), and what the realistic repair options are — including what happens if you do nothing. That last part matters. Not every defect needs immediate, expensive intervention; some need monitoring, some need a modest and specific repair, and knowing which is which is exactly the value of getting the diagnosis right the first time.
The expensive mistake isn’t spending money on an investigation. It’s spending money repeatedly on the wrong repair because nobody did one.
