Roof surveys: what a drone can (and can't) tell you

Drone inspection has changed what's practical to check on a roof — but it hasn't replaced judgement. What a drone genuinely adds, and where it still falls short of a hands-on look.

Ten years ago, a genuinely thorough roof inspection on a tall or steep building meant scaffolding, a cherry picker, or accepting a compromise: binoculars from the ground and an honest note in the report that access was limited. Drones have changed that calculation more than almost any other piece of technology I’ve adopted in this trade. But they haven’t made ladders, hands, and experienced eyes obsolete, and it’s worth being clear about exactly where the line sits.

What a drone genuinely adds

Access without scaffolding. The most obvious benefit: a drone can get close, high-resolution imagery of roof slopes, chimneys, valleys and rainwater goods that would otherwise need expensive access equipment or simply wouldn’t get inspected at all beyond a distant look from the ground. On a three or four-storey Victorian property with a steep slate roof, that’s the difference between an actual inspection and an educated guess.

Consistency and record. A drone survey produces a set of high-resolution images that form part of the permanent record — useful for comparing condition over time, for insurance documentation, and for showing a client precisely what was seen rather than describing it secondhand.

Thermal imaging, where relevant. Some drone surveys can carry thermal cameras, which can highlight areas of heat loss, trapped moisture under roof coverings, or missing insulation — information that’s genuinely difficult to gather any other way without invasive work.

Speed and cost. What used to require days of scaffolding and associated cost can often be achieved in an hour, which matters directly for what a client pays and how quickly they get an answer.

Where it doesn’t replace a hands-on inspection

You can’t feel a roof from the air. A slipped slate might photograph perfectly well from a drone. A slate that’s gone soft, delaminating, or a fixing that’s rusted through but not yet visibly failed — that needs a hand on the material, sometimes literally lifting an edge to check. Photography tells you a lot about position and obvious damage; it tells you much less about material condition at the point of failure.

Some defects only show up close, or under load. Cracked or displaced flashing that looks intact from six feet away can be clearly failed from six inches. Similarly, some timber decay under a roof covering simply isn’t visible from any external vantage point, drone or otherwise — that requires access to the roof void from inside.

Weather and light conditions affect image quality, and a drone survey conducted in flat, overcast light can miss subtle detail that would be obvious in better conditions or to a trained eye at close range.

Regulatory and practical limits. Drone flights are subject to CAA rules around proximity to people, property boundaries and, in some areas, airspace restrictions — meaning a drone survey isn’t always a straightforward substitute regardless of what it could technically show.

How I actually use them

In practice, a drone survey is best treated as one input into a proper inspection, not a replacement for one. On a tall building or steep roof where physical access would be disproportionately expensive or genuinely unsafe, drone imagery lets me assess a huge amount of the roof’s condition accurately and safely, and then focus any physical access — a ladder, a roof void inspection from inside, a closer look at one specific area — on the points the imagery flags as needing it. That combination gets a client a far more thorough inspection than either method alone, usually for less than the cost of full scaffolding.

The honest answer to “can a drone survey my roof instead of a proper inspection” is: it depends what the roof needs. For a straightforward, accessible roof, a hands-on look is often still the most direct route to a reliable answer. For anything tall, steep, or genuinely hard to reach safely, a drone is very often the better first step — as long as it’s treated as a tool within the inspection, not a substitute for the judgement that interprets what it shows.
