01The housing stock
S1–S14 + surrounds+
Sheffield mixes brick and stone: tight pre-1919 terraces climbing the hills of Crookes, Walkley and Hillsborough, generous Victorian and Edwardian semis through Nether Edge and Ecclesall, big interwar estates, and post-war rebuilding closer to the centre. Plot levels change street by street — many houses are cut into or built off sloping ground.

Sloping sites do a lot of the work here: retaining walls within ownership, split-level structures, and ground and surface water finding its way to the lowest room. Add the usual pre-1919 solid-wall behaviour and, in parts of the wider area, a mining legacy, and level changes become the first thing we map on arrival.
03Which survey level — honestly
Level 2 vs 3+
Hillside terraces and period semis — especially anything split-level or with retaining structures — justify a Level 3. Conventional interwar and later stock on level ground is usually a Level 2. How much is a house survey in Sheffield?
Typically from around £450 for a Level 2 Home Survey and from around £650–£700 for a Level 3 Building Survey, with the larger period houses of Ecclesall and Nether Edge toward the top of the range. Fixed fee quoted per property.
Does a sloping site matter for a survey?
Considerably. Retained ground, split levels and downhill water paths change how damp and movement present, and whether what you are seeing is a defect or the building working as designed. It is one of the main reasons Sheffield’s hillside stock benefits from the deeper Level 3 inspection.
Do you cover Rotherham and Barnsley too?
